Island Cove Park is a 15-acre, 69-space, mobile and tiny home community located on the river’s edge in the heart of downtown Durango, Colorado. This riverfront park is unique in that it has 1000 feet of coveted Animas river frontage, a dedicated area for tiny home living, a community garden, and its own private island which is reserved exclusively for residents.

The park has breathtaking views of the La Plata Mountains and residents will enjoy direct access to the Animas River which flows down from the rugged Colorado San Juan Mountains. Experience the joy of in-town Durango living as you walk along the Animas River Trail, bike, or take a short drive to restaurants, schools, shopping – nearly everything you need.

We have big dreams for the quality of life that occurs by digging your fingers below Colorado-soil level. Get down to earth and create whatever you desire! We have a fully fenced community garden with 8 garden plots, with more to come! A perfect complement to your tiny home lifestyle. We’re always improving Island Cove. We have 18 spaces in the park that are designated specifically for Tiny homes. Artists, musicians, graphic designers, teachers, builders, world travelers, single parents, families, all have found their little piece of paradise here! Living tiny can even include a yurt, teepee or even a converted box car. So get creative and bring your ideas to us.

Things to Walk to from Island Cove

Restaurants

Whether your taste is gourmet meals or dive bars, dozens of delicious dining establishments are at your fingertips.

Elementary School

Riverview Elementary is only a 8 minute walk or a quicker bike northeast.

Grocery Store and Farmers Market

Get your ramen noodles, veggies, grill items… whatever you crave is only a 7 minute walk.

Chapman Hill Community Center

Features an in-town roller/ice skate and ski facility. During the winter, this is an excellent indoor ice skating rink and the hill provides access to affordable skiing, snowboarding and tubing. Hike up the Lion’s Den trail from the trailhead at Chapman Hill for magnificent views of Durango.

Art and Galleries

Culture, music, dance… Durango is full of arts culture from funky to fine art. Experience it all on foot.

Bus/Trolley Stop

From the entrance to Island Cove, take the bus everywhere! Hiking Animas Trail, Biking Horse Gulch, take a College course… it’s all close by.

Direct Access to the Animas River

Residents will enjoy direct access to the Animas River which flows down from the rugged San Juan Mountains. The river is an amazing recreational resource which boasts whitewater boating, fly fishing and inner tubing in the lazy days of summer. The seven mile Animas River trail and the famous Durango/Silverton Narrow Gauge Railroad lies directly across the river from Island Cove.
