After making the last night house – as crazy as it sounds – I started another one. This time with a master carpenter. Thought you might enjoy seeing this one. I sure do love your site, it brings me loads of inspiration. I’m selling this one as well, but reluctant to use a name outside a moniker as people tend to send me too many emails already via old man internet.
Anyway, not sure if it’s worthy of story, but at the least though you might like to see it. It was a lot of fun to build and has many improvements on the last design.
This moveable structure was built with new, high-quality materials in traditional and aesthetically-pleasing proportions. Window placement was important to this model, as it has many centered to supply optimal lighting and a feeling of expanse. A small window was placed on the gable end opposite the entrance that allows for ample space on either side for kitchen and appliances.
I’m selling it as a completed exterior and partially finished interior. The interior is ready to be customized to the new owners personal preferences.
The portable house exterior measures 8.2 feet wide, 13.2 high and 16.2 feet long. This dual-axle trailer is inspected and licensed in the state of New York as a utility trailer, with a GVW weight of 7,000 pounds, although the unfinished weight is well under this amount. The trailer is brand new, custom, and was fabricated by Heavy Haulers in Ghent, NY. This building was completed last week and constructed by a team of professional craftsman over the past few months. As the second tiny house constructed in this style, several improvements were made from the last. The previous was featured here: http://tinyhouseswoon.com/simple-tiny-house/
The roof is new, 9/12 pitch and steel. The framing is reinforced with hurricane straps. The rafters are notched. The frame was constructed using modern 2×4 framing construction throughout. That is the same way you would build a house to code in the area. The subflooring is insulated with rigid foam insulation/rodent barrier and bolted to the utility trailer bed. The exterior sheathing is CDX ply that is glued and screwed. The house is Tyvek wrapped.
The five windows are high-quality, new, and all-wood construction. They measure: 1ft 8 x 3ft 2 (1 window) and 3ft x 4ft 6” (4 windows). The front door is handmade by Park Building Supplies in Schenectady, NY. It is an insulated four-window pane, solid wood, complete with a new lock and handle.
The siding is new ½ inch beveled pine. Also installed were ¾ inch pine tongue and groove, wide, long plank flooring. It is sanded, but has not been stained. The 16 foot lengths were milled locally in Esperance, NY. All trim, siding, windows and door are stained and protected from the elements. No heavy glues or stains were used on the interior, in case of hypoallergenic folks. A custom set of portable steps is also included.
A loft was not installed, to allow for a Murphy Bed option or overhead storage, however there is plenty of sleeping space if one wanted one on either gable end, as we allowed for ample spacing above the ceiling joists (over 3ft 6”). The senior carpenter on the project has offered the option of finishing the interior for an additional price if the future tiny houser chooses not to finish the interior themselves.
The Tiny House is located in Cobleskill, NY. Three hours north of Manhattan. Four hours south of Montreal. The new owner will be responsible for trucking costs. We have a local trucker that will deliver at the buyers expense. Serious inquiries only.
The construction is of the highest quality, not a shed. Ideal for a tiny living, ocean side cottage, studio, guest house etc.
