Scott says: It’s built like the tiny houses I build and could easily be set up as a house with addition of a bath and kitchen but was built to be my personal office and has been great but some new business additions require more office space so I would like to sell this one. It’s built on a trailer with two axles and bumper hitch, it is 8′ wide and 20′ long including a 6′ front covered porch.

Insulated and wired it has ext ceiling fan and light on front porch, ceiling fan with light and hanging globe lights inside, rustic pine lap and gap and barn metal interior, also has barn metal porch ceiling.

Vinyl flooring, three 3×3 windows with window in back wall having a plug for a window type heat/ac unit in place.

This tiny house was a custom build and is a mix of our original Annemarie unit along with some inspiration from another design on the internet as well as many custom ideas from the buyer. It is an 8 ft. wide and 24 ft. long unit built permanently on a steel trailer with axles and bumper hitch.

The porch is 6 ft. long leaving 18 ft. of space inside the house, as you enter the house the fridge is immediately on your left and is a bottom mount freezer that has been lifted some for easy access, it is set into its own little area as it is seperated from the kitchen counter by a thin wall, counter top is solid maple butcher block with under mount small granite double basin sink and custom faucet all sitting on solid oak base cabinets running 7 ft. in length, at the end of the cabinets and just in front of the bathroom is an 18 in. wide set of book shelves/pantry with a custom ladder that fits in front of the shelves with rungs matching each shelf so it almost disappears when in place, ladder is easily removed with one hand and quickly set in place to reach either of the units two lofts.

Across from the fridge as you enter the house is a closet that matches the fridge in size and has a small storage area at the bottom, and two sets of double doors made to match the size of the freezer door and main door on the fridge for a nice balance, it has the bath on one side that includes an RV style tub with one piece molded surround to also include a shower.

It has a high grade porcelain RV style toilet to save room and water consumption and has a wall mounted sink, bathroom is in the back of the unit along one side with a “cubby” area on the other side at the same end, this area will be turned into a bedroom/sitting area, the rear loft over the bath and cubby will be the main sleeping loft and measures the full 8 ft. width of the house and 6.5 ft. deep, the front loft covers the porch and extends into the house over the fridge and closet area and is 8 ft. x 8 ft. and in this case used for storage but could easily be another sleeping loft. This unit does not include any overhead wall cabinets as the buyer will install her own shelf system but we could easily add more cabinets for another build.

The house is set up for 110v service and includes a 20 gallon water heater and wall mounted wall heater, no AC in this unit by request of buyer, but again could be easily installed.

Walls and ceiling are pine T&G beaded car siding, flooring is high grade allure traffic master floating vinyl that is glued at edges of each piece, this particular style is a hickory color, lofts can be whatever is desired, in this case carpet.

The porch has treated decking and vinyl post sleeves and railings, windows are all double pane, tilt in for easy cleaning and include two 2 x 3s in cubby area, one 2 x 2 in bathroom, 2 x 2 in each loft, 3 x 3 above sink as well as one 3 x 3 on opposite wall across from sink

Construction of this house is as follows: it’s built on a steel frame with two 6000 lb brake axles, has 2 x 10 floor joists 16 in. on centers with steel hurricane ties tying it to the frame, although the 2 x 10s are overkill they were used to get the floor system above the tires so the tires and wheels do not intrude into the living areas, sub flooring is 1in. thick, framing is standard 2 x 4s 16 in. on centers with 2 x 4 and 2 x 6 roof system decked before metal roofing was installed, exterior siding is lap siding painted and trimmed in custom colors.

The Linger Longer, a Park Model

This custom unit is one of our park model builds, it is built perm. on a steel i beam frame with three axles and bumper style hitch (hitch is hidden under front steps) unit is 14′ wide and a total of 38′ long including a 6′ front covered porch with treated decking and vinyl porch posts and railings, layout includes bedroom in back large enough to accommodate a king size bed if needed, large closet, bathroom including a 4′ wide shower stall with seats, full size tall elongated dual flush toilet, sink/vanity, vent/light as well as vanity lights, high grade allure vinyl flooring in bathroom, kitchen includes hickory cabinets, full size fridge, induction cook top, toaster/convection oven, microwave, dual basin full size sink with custom cover that matches the counter top to cover one half of the sink to gain counter space if needed, cabinets include base, overhead and 7′ pantry. house is fully insulated wired and plumbed like a site built home with rv type connections to allow set up in an rv park, set up on 110v service, has two heat/air combo units, one in living area and one in bedroom, layout also includes two lofts, one 6′ storage loft over the front porch that has a custom installed stained glass window in the gable end that has a light behind it controlled by a switch next to the front door allowing the owners to light the stained glass at night for a very nice look,  house also has a large sleeping loft in the back accessed by stairs between the bath and bedroom, this loft is the full 14′ wide and just over 17′ long creating lots and lots of added sleeping/reading room, the side walls of the house in the loft area are 10′ tall with a 7′ tall ceiling below the loft in the bedroom and bathroom to gain headroom in the loft, the loft has railings but is open looking down on the living area below.

The house has hardwood laminate flooring in a cherry color throughout including the large loft with carpet in the storage loft, living room includes a corner electric fireplace that is very realistic when turned on, it produces a lot of heat and is surrounded by cultured stone, TV is mounted above fireplace.

The house has a 36″ wide front door with oval frosted glass with matching vinyl screen door, second 36″ nine lite door in bedroom,  have two 32″x3′ windows on porch area, two sets of 2×3 windows on each side of living area, 3×3 in bedroom, and three 2×3 windows in loft. front porch is large enough for hanging porch swing and rocking chair, also has old south charm style sky blue ceiling.

The last three pictures are of a bird house that is a to scale miniature version of the linger longer that my 13 year old daughter built for the owners.

Modular Jasper Cabin

This is a modular type unit called the Jasper Cabin, this house was built in four sections that were then transported to the delivery site and re attached, it had two lower sections that were each 12′ wide and 18′ deep with two roof sections to match, once assembled the house was 24′ wide and 18′ deep with an upper level bedroom.

This particular house had cedar log siding on the exterior with an ivy green metal roof the layout was custom and designed by the buyer, it includes a lower level bedroom with large bunk beds. A three side wrap around covered porch was added to the house after set up.

The Tookie House

This Slabtown Customs build is an 8′ wide and 24′ long tiny house with rustic pine exterior siding installed in a lap pattern. It is built on skids instead of a trailer so is meant to be set up perm on a site but is still easily moved if needed. It’s built on treated laminated wooded skids, has 2×6 floor joists with hurricane ties, 1″ of sub floor material, full standard 2×4 framing with 9′ tall sidewalls. the 9′ sidewalls are used to gain more headroom in the two sleeping lofts this house has, with 7′ tall ceilings in the areas below the lofts this gives us almost 2′ of wall space in the loft areas before the roof starts to make is rise.

The house has an 8×8 bedroom on one end so combined with the two sleeping lofts it will accommodate several people, the bathroom is on the opposite end and includes a 3′x3′ shower stall, full size toilet and 18″ sink/vanity. This particular unit was custom built to be a rental unit much like a motel room so it doesn’t have a complete kitchen, only a dorm style fridge and a microwave along with oak base cabinets and counter top, above the countertop are electric and cable connections to allow a wall mounted flat screen TV.

As with most of our small houses it is fully wired and plumbed like a site built home but has RV type connections, its fully insulated with fiberglass in the floors, walls and ceiling.

The house is completely set up for 110v service and includes a 19 gallon water heater and heat/air unit mounted in the wall. The house has a 9 lite 36″ wide entry door, 3 3×3 windows including one in the bedroom and one in the bathroom for a nice balanced exterior look, as well as one in the living room,  with one 2×2 window in each loft. Although this unit does not have a complete kitchen, adding remaining needed appliances would not be a problem.
the set of pics shown in the email were taken before the ladders were installed to access the lofts but there was one in front of each loft. The bathroom and bedroom doors on this unit are pocket doors that slide into the wall so they do not create a problem with robbing space around them when opened.

The flooring in the house is hardwood laminate with a cherry color in the main floor as well as lofts with a high grade vinyl in the bathroom.

Annemarie Wick House

This is a custom tiny house based on our Annemarie plan, it is for a road legal size of just over 8′ wide and 24′ long and includes an 8×8 bedroom on the main floor with two 8×8 lofts above, one on each end. It has a bathroom with a 36″ shower stall, 18″ sink/vanity, full size toilet, 19 gallon water heater, double basin sink with cover for one basin, microwave, toaster/convection oven, double burner cook top, full size fridge, 3/4″ pine t&g interior walls and ceilings, hardwood laminate flooring, built permanently on a steel frame with axles and hitch, painted custom colors. This one is available for $15.000.

Ellis Washington House – Lynda Edition

This is another version of the popular ellis washington house, it is 12′ wide, 26′ long with a custom porch, porch is only 4×6 leaving a 4×6 computer nook on the other half of the front of the house, main sleeping area is in a loft over the back 8′ of the house which is accessed through a large closet/dressing room/utility room in the back of the house. Pricing for this house is $18,000.

Ellis Washington House, Travis Edition

This house is a 12′ wide and 26′ long unit built on skids, with 2×8 floor joists, floor plan is attached, main sleeping loft is in the back and is 8′ deep spanning the full 12′ width, bathroom has tub, the buyer installed ceramic tile on the walls around the tub after delivery, house has a large closet along with washer and dryer, loft entrance is in the closet area, there is also a small loft above the front porch area, the window type opening in the loft above the kitchen has a removable custom frame with slats to soften the large opening, it was out at the time of the pics, this was done in order to make getting large items into and out of the loft.

Slabtown Cube

The Slabtown Cube is for sale at a ridiculous price of $8500 as it sits on Scott’s yard through Monday, December 12, if Scott still owns it by Tuesday morning it will be set up and will be available for rent at $75 per night with a two night minimum, set up and available here in Mountain View, AR.

Ellis Washington Studio Cabin

The Ellis Washington Studio Cabin is a 12′ wide and 26′ long studio cabin with 6′ front covered porch leaving a 12×20 main cabin, this unit was extra tall with two lofts, one over the porch and one over the bathroom and bed area, this units original floor plan had the kitchen area located where the bed is now in the pics, buyer wanted the kitchen moved to present location to allow placement of bed on lower level. In a reproduction of this model the height will not be this tall, we can still however add a loft, its actual height will depend on delivery location and travel route.

The kitchen can be placed either as in the pics or as in original plan.

The attached pictures were taken before total completion of the unit so there are some things yet to be done such as a little trim, bathroom door, as well as some kitchen items I mention below.

The house is constructed on wooden skids, it has 2×8 floor joists, 16″ on center with steel hurricane ties on each end of every joist, 3/4″ thick floor decking, standard site built house framing, metal roof, 36″ entry door with window. The house has two 3×3 windows as well as a 2×2 plus the window in the door on the lower level and two 3×3 plus one 2×3 window in the upper level filling the house with lots of natural light. The house is fully insulated with fiberglass in the floor, walls and ceiling, it is wired and plumbed like a site built home but set up with rv type hook-ups including a 50 amp 110v electric service.

The bathroom has a 32″ shower stall, full size toilet, and a 18″ sink/vanity
The kitchen has a small sink, fridge with top freezer, 45″ overhead cabinets, 36″ sink base cabinet, yet to be installed in kitchen and not seen in pictures are a two burner cook top, microwave and large toaster/convection oven.

The house has a 19 gallon water heater. There are some storage items already installed in the upper level. Also to be done in the upper level are finishing touches to the closet space which will include nearly 6′ of hanging storage, approx 2′ of shoe/clothes storage. To be added before delivery will be a 110v RV type washer/dryer combo, this will be set in place above the water heater as seen in the pictures of the upper level. Another item to be added before delivery will be a heat/air unit that will be installed in the wall about halfway up the steps leading to the upper level allowing air flow to the lower level, upper level or a mix.

Interior walls and ceilings are finished with a bead board pine panilling, lower level floor is a cherry finish hardwood laminate, upper level has carpet.

This is a trial run to test the waters on this design, this could be the first of many or the one and only, I am hoping for a quick sale and looking to move it out ASAP the house is priced at $13,750 with everything mentioned above. Delivery is available anywhere in the continental US for $2 per loaded mile.

This park model is 30′ long, has separate bedroom, set of bunk beds, futon sofa, and dinette bed.

It has a full size fridge, gas range, double sink, full size toilet, tub/shower, great condition, barely used.

The Park Model cottage style Hardie type siding with a metal roof and a 6-12 pitch.

As of time of pictures siding and roof are still being applied, exterior painting will begin in the next day or so unless this unit is sold before which would allow the buyer to choose the color.

Unit has dog-eared trim around eve, plan is for this as well as corner trim, window trim, door trim, fender trim all to be painted a deep wine color, main siding to be painted a sand color.

The Slabtown Annemarie tiny house measures just over 8′ wide to be a road legal move, it is a total of 22′ long including a 6′ covered porch, the 6×8 porch is a very usable size allowing full size chairs including rocking chairs. This house has a kitchen with apartment size range that runs on propane, full size fridge, single basin sink, work area/bar, overhead cabinets, base cabinets, two pull out drawers in work area, ladder to access front loft is at the end of the bar. The house has a 19 gallon electric water heater hidden under work area, it has bathroom with 36″ shower stall, full size toilet, large sink/vanity, and a large closet/utility room with W&D hook ups. It has a large electrical service to allow this house to be set up like standard RV on 50 amp 110 service but also has the ability to hook up to 220v service to allow for electric dryer if needed.

The Partne house has solid true hardood flooring everywhere except the bathroom. With hardwood in both lofts, the bathroom is slated to have ceramic tile but was not down at the time these pics were taken.

The house is named after the buyer/designer and is pronounced—Partnay

This house can be reproduced as seen or altered in any way to meet the needs and wants of any potential buyer, as seen it is fully insulated with fiberglass in the floor, walls and ceilings, wired with 12-2 with ground, plumbed with p.e.x and pvc as applicable, it sits on a steel i-beam frame with two 8000# axles and bumper pull hitch.

The log siding is trimmed at the corners and gable ends of the roof with solid pine hand hewn timbers, the trim around the windows and door are solid pine and a full 2″ thick.

It also has a 6 foot by 12 foot loft. It was a custom plan for Jorgensen and is placed off-grid. No plumbing or electrical was installed.
