Tiny House for Sale in California

I don’t know that this house is still available.

On the way back from a camping trip at Mammoth Lakes last weekend, my husband and I saw this tiny house for sale off Hwy 395 near Topaz Lake. I called the builder/owner to get some more information.

Tracy Pope is a consultant in San Diego. He built his tiny house while living in Sacramento with plans to put it on a friend’s twenty acres in Mono County. The Mono County permit process and a future move to Atlanta, GA forced him to sell the house. He originally wanted to sell it for what he put into it: $6,500, but he is now selling it for $4,000.

The house is unfinished and was subjected to 110 mile per hour winds last winter. The house sustained some damage when it was knocked off square by the wind.

“My friends thought it would tip over in the winds, but it did just fine.”

However, for someone who wants an almost completed house to work on, this would be great. It is fully insulated and has pine siding, a propane stove, refrigerator, a portable boat toilet in the small bathroom, and a 26 gallon water bag in the ceiling for the sink and the unfinished shower. The sleeping loft can fit a king sized mattress. Pope used a Mexican chiminea for heat and said it worked really well. I really liked Pope’s choice of windows, especially the windows under the eaves.

The house is built on a 20-foot trailer and is 105 square feet. It is 13-feet high with 10-foot ceilings. Pope recommends that the house be towed to its new home and kept there. It is not designed to be towed around to different campgrounds.

Pope enjoyed the process of building the house and in the future would like to build another one.

“It is self sufficient and kids love it,” he said.

  1. This is actually an excellent price; check any garden sheds / summer houses and you will find them all much more expensive than this. Also this does seem to have very good windows unlike most summer houses.

  3. has anyone managed to get in touch with the owner? The 916-705-5252 number isn’t working, and emails don’t seem to be answered either. (Perhaps it’s simply no longer for sale…)

    Emily, I am not able to get hold of Tracy either, by any of his numbers or his email. It looks they are all disconnected. The house was still in the same place around the 4th of July, but I can’t be sure what the status is. If you are ever in the vicinity of Topaz Lake, CA, you can check on it. I will be in that area around the end of September, so maybe I can find out who owns the land the house is sitting on…if it is still around.

  6. 110 mph??? and still standing?? Dude, I grew up in Wyoming..no stranger to mobile homes and even some with foundations, you have to be kidding me. Seriously. Like the whole thought process…but get real.

  7. Well what a hoot! I’d actually thought about using a chiminea in our tiny house/shed, but opted for a more conventional (yet to be installed) woodstove. Not only does this look great, it is the SAME chiminea I already own…

  8. This house is still located in the same spot near Topaz Lake. I saw it last weekend. The number has changed to (202) 262-4737. I will call the owner tomorrow to find out more and will let you all know.

  9. A house of that size with wood inside and out….. on an older single axle trailer, it’s no wonder he recommends that it shouldn’t be pulled from campsite to campsite. Should definitely have gone dual axle.

  11. I have to say , I just fell in love with the tiny houses! My husband and I like to vacation at the coast and in the mountains . We thought it would be nice to build a tiny house in each place for our retirement and sell the big house. Then we both get what we want.

  12. My husband and I are selling our 2800sft home and want to really, really downsize to live a more simple lifestyle. We have just enough money to purchas this adorable tiny home and have a friends huge yard to temporarily park it so we can have a place to live while our house is up on the market. Once our home is sold we can use the money to purchase a piece of land suitable for this home and finish the home to my dream specifications that we want in a tiny home on wheels. This home is what we’ve been looking for!!! Right price and size for a couple of empty nesters. Is it still available? Please give me the sellers contact information. We are very serious on purchasing this home or if not available a similar tiny home. Thank you ?
