He says, &#8220;Last year I bought a big house to remodel and it seems to take lots of money and time. I think I like the wee houses better.</p>
<p>The good new is I have another Wee Irish Cottage almost finished. It is 8ft X 26ft with 8ft X 20ft insulated living space with loft, and a covered 8ft X 6ft trek deck porch, insulated windows and door. The outside is covered with cedar bevel siding and the inside is T&amp;G pine with bamboo flooring.</p>

<p>There is a small kitchen with a sitting area and under counter fridge, 36 in. shower stall and composting toilet. Downstairs there is a hide-a-bed if you don&#8217;t want to use the loft. I am advertising the Irish Wee House on Portland Craigslist for $12,500.</p>

<p>The new Big house also has a big shop and working area. I may try to do some workshops.</p>

<p>This past winter, my brother and I decided to try our hands at a tiny house build. With my skills as a builder and my brother&#8217;s as an artist and designer, we set out with a rough design and many things to learn. We began with a modified plan that was inspired by two of Michael Janzen&#8217;s <a title="Solar House Plans" href="https://www.e-junkie.com/ecom/gb.php?ii=568915&amp;c=ib&amp;aff=36983&amp;cl=36978" target="_blank">solar house plans</a> from <a title="Tiny House Design" href="https://www.e-junkie.com/ecom/gb.php?cl=36978&amp;c=ib&amp;aff=36983" target="_blank">tinyhousedesign.com</a>. The final product is the beaming rustic modern tiny house you see above.</p>
<p>Our spacious tiny house began as a 20 ft trailer with dual #3500 axles that transported a lowly camper in days bygone. Painted and leveled, construction was ready to begin.</p>

<p>The now completed rustic modern home is 21ft long, cantilevered a foot off the back, and semi-divided into three seven-foot sections. The square footage is approximately 130 sq ft, not including the additional sleeping loft. It has a maxed out 8ft 6 in width and towering 13ft 3in height, with a folding deck and removable awning for travel. While the weight is yet to be determined, it is estimated at 5500 &#8211; 6000 pounds.</p>

<p>The front and rear sections of the house are constructed with 2 x 4 floor framing. The center section raises above the wheels with 2 x 10&#8242;s. Sheathed underneath with ½ in. painted plywood and topped with ¾ in. subfloor the floor is covered with ¾ in. stained pine flooring. The majority of the exterior is 1 x 4 cedar rain-screen siding, with a ply-and-batten backside and painted pine left frontside. Nine Crestline double-paned windows fill the walls and a Crestline low-e swinging patio door transitions the space from inside to out. On top of it all is an exposed fastener steel roof.</p>

<p>Inside, the ceiling is 12 in. maple plywood with a narrow reveal. Walls throughout the house are painted hardboard. Corrugated galvanized steel surrounds the shower, toilet, and closet in the bathroom. Five-inch-wide pine tongue-and-grove covers the floor, stained and sealed with Danish oil. The cabinets and countertops are custom-made from ¾ in. maple plywood. The cabinets and ceiling are sealed with linseed oil and the counter has a clear gloss epoxy coating. The loft, covered in the same pine flooring, is large enough to fit a low-profile queen mattress or pad. A small open storage area is accessible from the kitchen, with additional closet space in the bathroom.</p>

<p>The house is plumbed and wired, similar to the common camper. A water hook-up is underneath, supplying water to the sink, shower, and 6-gallon Bosch electric water heater. Power comes through a 30 amp camper hookup. Inside, there is a 4-circuit sub panel with two 15-amp and two 20-amp circuits. Originally designed to be heated by a small electric space heater, it was later decided that heating is a personal preference. Knowing that some would prefer propane or wood heat, these can be easily incorporated. While it does not currently contain a heater, one can be installed or you may supply your own.</p>

<p>The bathroom houses a sawdust compost toilet, but is able to be converted to an RV toilet if you have a full-time sewer hook-up. The living room has a ceiling fan for circulation and the windows provide excellent cross-ventilation as well as ample solar heat on a cold sunny day. A window air conditioner could also be easily added in the summer months.</p>

<p>The house comes furnished with an IKEA sleeper loveseat and IKEA banana leaf rocking chair. The refrigerator is an Igloo two-door fridge and freezer. The kitchen&#8217;s propane stove is upcycled from the original camper. The entryway prides itself in its custom-built pine storage cubby and two IKEA chairs, able to be pulled up to the multi-purpose counter. All furniture is included in the price and decorative items may be purchased at an additional charge.</p>
<p>With my brother and I both being a towering 6&#8242; 7&#8243;, Tall Man&#8217;s Tiny House was born. Everything was built with those who are vertically blessed in mind. The low points on the main floor are the standard door and entryway ceiling at 6&#8242; 8&#8243;. Both of us are able to crawl into the spacious three-and-a-half tall loft. This house was built as if it were being built it for ourselves, no detail left undone.</p>
<p>The asking price is <strong>$27,000</strong> with buyer arranging transportation. <p>We are ‘snowbirds’ from Canada, 60 something, who have always tried to have a small footprint. We were environmentalists and vegetarians long before it was the ‘in thing’. In our retirement we sold all the trappings of our old lives and travelled in a van and backpacking tent. That proved to be the most liberating experience of our lives! It came to be though, that we wanted a home base in Canada so we bought a bit of land and built&#8230;by ourselves&#8230;as small a cottage as the local bylaws would allow. Winters, however, have been spent in Texas pursuing our simple passion for birding. For this purpose we bought an 1983 Airstream Excella, that we named Rosie, to refurbish and be our winter home. We have been comfortably living in ROSIE’s 232 sq ft for 4 months a year. She has everything we need and more. We enjoyed the challenge of making her liveable and easy to maintain.</p>

<p>A change came over us this winter though. We decided that we needed less space! We would like to explore but do not own a tow vehicle for Rosie. We needed to think even smaller and lighter to make more travel affordable; we needed to think even simpler to make boondocking possible. So, to that end, we have purchased a used 17 ft Casita Spirit Deluxe, already named Megg (for the EGG that it is <img src='http://tinyhouseblog.com/wp-includes/images/smilies/icon_wink.gif' alt=';-)' class='wp-smiley' /> ), that our Toyota can easily tow. We will be downsizing to 102 sq ft! Our plans are to stay down south for even longer periods, maybe up to 6 months. We’ll have the option of summer trips up north too.<span id="more-22158"></span></p>

<p>Here are photos of Rosie. She’s a nice blend of modern and vintage with lots of other interesting changes possible. There is so much storage for clothing, kitchen equipment, food bought in bulk, and tools. The rear frame was extended and an aluminum truck box added for extra outside storage. (We had planned to change the twin beds into a queen (and have the parts to do it) but we found we both got a better sleep in separate spaces. LOL) Rosie would make a comfortable tiny home, home away from home, studio, office, or bunkie for guests.</p>

<p>This tiny house was a custom build and is a mix of our original Annemarie unit along with some inspiration from another design on the internet as well as many custom ideas from the buyer. It is an 8 ft. wide and 24 ft. long unit built permanently on a steel trailer with axles and bumper hitch.</p>

<p>The porch is 6 ft. long leaving 18 ft. of space inside the house, as you enter the house the fridge is immediately on your left and is a bottom mount freezer that has been lifted some for easy access, it is set into its own little area as it is seperated from the kitchen counter by a thin wall, counter top is solid maple butcher block with under mount small granite double basin sink and custom faucet all sitting on solid oak base cabinets running 7 ft. in length, at the end of the cabinets and just in front of the bathroom is an 18 in. wide set of book shelves/pantry with a custom ladder that fits in front of the shelves with rungs matching each shelf so it almost disappears when in place, ladder is easily removed with one hand and quickly set in place to reach either of the units two lofts.</p>

<p>Across from the fridge as you enter the house is a closet that matches the fridge in size and has a small storage area at the bottom, and two sets of double doors made to match the size of the freezer door and main door on the fridge for a nice balance, it has the bath on one side that includes an RV style tub with one piece molded surround to also include a shower.</p>

<p>It has a high grade porcelain RV style toilet to save room and water consumption and has a wall mounted sink, bathroom is in the back of the unit along one side with a &#8220;cubby&#8221; area on the other side at the same end, this area will be turned into a bedroom/sitting area, the rear loft over the bath and cubby will be the main sleeping loft and measures the full 8 ft. width of the house and 6.5 ft. deep, the front loft covers the porch and extends into the house over the fridge and closet area and is 8 ft. x 8 ft. and in this case used for storage but could easily be another sleeping loft. This unit does not include any overhead wall cabinets as the buyer will install her own shelf system but we could easily add more cabinets for another build.</p>
<p>The house is set up for 110v service and includes a 20 gallon water heater and wall mounted wall heater, no AC in this unit by request of buyer, but again could be easily installed.</p>
<p>Walls and ceiling are pine T&amp;G beaded car siding, flooring is high grade allure traffic master floating vinyl that is glued at edges of each piece, this particular style is a hickory color, lofts can be whatever is desired, in this case carpet.</p>
<p>The porch has treated decking and vinyl post sleeves and railings, windows are all double pane, tilt in for easy cleaning and include two 2 x 3s in cubby area, one 2 x 2 in bathroom, 2 x 2 in each loft, 3 x 3 above sink as well as one 3 x 3 on opposite wall across from sink</p>
<p>Construction of this house is as follows: it’s built on a steel frame with two 6000 lb brake axles, has 2 x 10 floor joists 16 in. on centers with steel hurricane ties tying it to the frame, although the 2 x 10s are overkill they were used to get the floor system above the tires so the tires and wheels do not intrude into the living areas, sub flooring is 1in. thick, framing is standard 2 x 4s 16 in. on centers with 2 x 4 and 2 x 6 roof system decked before metal roofing was installed, exterior siding is lap siding painted and trimmed in custom colors.</p>

			<content:encoded><![CDATA[<p>This Slabtown Customs creation is based on the popular <strong><a title="French Cube" href="http://tinyhouseblog.com/pre-fab/carre-detoiles-french-cube/" target="_blank">French Cube</a></strong> with some modifications, the biggest being the size. This unit is a 12&#8242; cube, 12&#215;12 footprint and 12&#8242; tall with a very roomy second level for sleeping quarters and storage/closet space, with stair access to upper level</p>
<p>The attached pictures were taken before total completion of the unit so there are some things yet to be done such as a little trim, bathroom door, as well as some kitchen items I mention below.</p>

<p>The house is constructed on wooden skids, it has 2&#215;8 floor joists, 16&#8243; on center with steel hurricane ties on each end of every joist, 3/4&#8243; thick floor decking,  standard site built house framing, metal roof, 36&#8243;  entry door with window. The house has two 3&#215;3 windows as well as a 2&#215;2 plus the window in the door on the lower level and two 3&#215;3 plus one 2&#215;3 window in the upper level filling the house with lots of natural light. The house is fully insulated with fiberglass in the floor, walls and ceiling, it is wired and plumbed like a site built home but set up with rv type hook-ups including a 50 amp 110v electric service.<br />

<p>The bathroom has a 32&#8243; shower stall, full size toilet, and a 18&#8243; sink/vanity<br />
The kitchen has a small sink, fridge with top freezer, 45&#8243; overhead cabinets, 36&#8243; sink base cabinet, yet to be installed in kitchen and not seen in pictures are a two burner cook top, microwave and large toaster/convection oven.</p>
<p>The house has a 19 gallon water heater. There are some storage items already installed in the upper level. Also to be done in the upper level are finishing touches to the closet space which will include nearly 6&#8242; of hanging storage, approx 2&#8242; of shoe/clothes storage. To be added before delivery will be a 110v RV type washer/dryer combo, this will be set in place above the water heater as seen in the pictures of the upper level. Another item to be added before delivery will be a heat/air unit that will be installed in the wall about halfway up the steps leading to the upper level allowing air flow to the lower level, upper level or a mix.</p>

<p>Interior walls and ceilings are finished with a bead board pine panilling, lower level floor is a cherry finish hardwood laminate, upper level has carpet.</p>

<p>This is a trial run to test the waters on this design, this could be the first of many or the one and only,  I am hoping for a quick sale and looking to move it out ASAP the house is priced at <strong>$13,750</strong> with everything mentioned above. Delivery is available anywhere in the continental US for $2 per loaded mile.</p>
